Where foreigners can buy property in Dubai

31 Oct 2026 · Jitendra

Non-residents and foreigners can own property in Dubai, but only in certain places and on certain terms. The type of title decides what you actually own.

Freehold

In areas designated as freehold, any nationality can buy and own the property outright, with no time limit, and can sell, rent out or leave it to heirs. Well-known freehold communities include Downtown Dubai, Dubai Marina, Palm Jumeirah, Business Bay, Jumeirah Village Circle and Dubai Hills Estate. The list of designated areas is set by the government and grows over time, so check the current one for any area you like.

Leasehold

A leasehold gives you the right to use the property for a fixed period, usually up to 99 years, while the land stays with the landowner. The price is often lower, but the lease runs down, so ask how many years are left and what happens at the end.

Usufruct

A usufruct is a right to live in or use a property, often for up to 99 years, without owning the land. It is less common for buyers, and you should have a lawyer read the terms.

Before you pay

  • Ask which type of title the unit carries and where that is stated
  • Check the community is on the freehold list, not just described as freehold in the advert
  • For a resale, match the title deed to the seller. For off-plan, ask for the project registration
  • Ask what the service charge is, and who the owners' association is

Rules about ownership can be updated, so confirm the current position with the Dubai Land Department or a licensed agent.
